Why this calculator is here

Search results keep sending Jacksonville buyers to a VA entitlement tool when they type affordability calculator. You need a different answer: given your income and debts, what price can you actually carry each month? This tool answers that, with the full payment — principal, interest, taxes, insurance, and HOA — so the number you see is the number you would live with.

When to use it

Use it before you tour homes, before you make an offer, and any time your income, debts, or rate picture changes. It is especially useful if you are deciding between price points, weighing a larger down payment, or checking whether a VA purchase with $0 down still fits — see the VA Zero-Down Buying Power Calculator for the VA-specific view.

How to use it

  1. Enter your gross annual household income.
  2. Enter your total monthly debts — car payments, credit cards, student loans, and similar obligations.
  3. Enter the down payment you have saved, your expected interest rate, and your loan term (30 or 15 years).
  4. Enter your monthly estimates for property tax, homeowners insurance, and HOA dues.
  5. Read your maximum price, your full monthly payment with its breakdown, and the debt-to-income ratios behind the math. Adjust any figure to test a different scenario.

What your results mean

Two ratios drive the result. The front-end ratio is your total housing payment divided by your gross monthly income. The back-end ratio adds your other monthly debts to the housing payment and divides by gross income. Lenders typically cap the back-end ratio, and this calculator uses 43% as its default working cap — clearly labeled an estimate, with the ratio shown so the math is transparent. A lower back-end ratio means more breathing room; a result at exactly 43% means you are at the edge of that working cap. Your actual qualification depends on your lender's guidelines, your credit, and your loan program — see Mortgage Programs and current Mortgage Rates.

Assumptions: standard amortization; the 43% back-end cap is an estimate; tax, insurance, and HOA figures are your estimates and are held flat in the math. Private mortgage insurance, closing costs, rate adjustments, and the VA funding fee are not included. Figures reflect estimates as of October 2026.

Frequently Asked Questions About Affordability

How much house can I afford on my income?

It depends on your income, your monthly debts, your down payment, and the rate you qualify for. As a working example, the calculator defaults — $85,000 of household income, $450 in monthly debts, $25,000 down, and a 6.75% 30-year rate with $300 taxes, $225 insurance, and $50 HOA — return about $336,569 with a $2,595.83 monthly payment. Change any figure and the answer moves with it.

What is a good debt-to-income ratio?

Lenders commonly look for a back-end ratio at or under 43%, though programs vary and some allow more with compensating factors. This calculator uses 43% as a working cap and shows both ratios, so you can see exactly where you stand. A lower ratio usually means more room, better pricing, and less strain month to month.

Does the calculator include taxes, insurance, and HOA dues?

Yes. The monthly payment shown is principal and interest plus your tax, insurance, and HOA estimates. What it does not include: private mortgage insurance, closing costs, rate adjustments, and the VA funding fee, where applicable. Those can move the real payment, so treat the result as a planning figure, not a quote.

What if I am buying with a VA loan and $0 down?

Set the down payment field to 0 and run the numbers. The price the calculator returns is what your income and debts support at that rate; a VA purchase still needs entitlement and underwriting. For the VA-specific view, see the VA Zero-Down Buying Power Calculator.

Is this a pre-approval?

No. This is an estimate built from the figures you enter. A pre-approval reviews your credit, income documents, and debts, and it is the number sellers take seriously. Use this tool to set your price range, then ask Douglas to review the numbers before you tour or offer.
