When you use a VA loan, the VA charges part of your entitlement against that loan. The amount shown on your Certificate of Eligibility decides whether a second VA purchase needs a down payment — and how large that down payment must be. Most buyers only discover the number after they have already picked a home.
Use this calculator when you are buying again while keeping a VA-financed home, or after selling one, and you want to know — before you make an offer — whether your remaining entitlement still covers the price at $0 down.
Start with your current VA loan: its state, county, original purchase price, and original down payment. Tell the calculator whether you know the original loan amount, then choose the state and county of your new home. The 2026 one-unit county limit for the new county is applied automatically, and your remaining entitlement and $0-down purchasing power are calculated from it.
Your remaining entitlement multiplied by four is the highest price you can buy at $0 down. If the home you want costs more, the enhancement below shows the down payment that closes the gap: 25% of the amount over the ceiling. A strong result is not an approval — have Douglas confirm your figures against your actual Certificate of Eligibility before you make an offer.

Entitlement is the amount the VA guarantees on your behalf. Basic entitlement is $36,000, and bonus (second-tier) entitlement covers up to 25% of the county loan limit. The amount already charged against a current or prior VA loan reduces what remains for a new purchase.
It can, if the loan is paid off and the entitlement is restored through the VA. Until restoration is confirmed, the charged entitlement still counts against a new purchase. Your Certificate of Eligibility shows the official figure.
Yes, in many cases — that is exactly what bonus entitlement is for. Your remaining entitlement, multiplied by four, is the highest price you can buy at $0 down while keeping the current VA loan.
You can generally buy above your ceiling with a down payment of 25% of the amount over the ceiling. Enter a target price in the enhancement above to see the exact figure for the home you want.
It can be. Your COE controls the official entitlement charged, including funding fees financed into a prior loan and any entitlement restored after a sale. Treat this calculator as an estimate and have Douglas confirm it against your COE.
