Florida's best school district, a resident-only water park, and a master plan built around villages — Nocatee is the most amenity-rich address in the Jacksonville area, and its CDD fees are the number every buyer needs to understand before writing an offer.
Check Your Options Get the Nocatee Buyer BriefNocatee's headline median was $678,530 in June 2026 (Homes.com), with listings ranging from $379,900 to $3.45M. Cross-checks for ZIP 32081 tell a consistent story with different methods: Redfin's median sale was $640,000 in November 2025, down 7.1% year over year, at $291 per square foot and 97.6% sale-to-list; Zillow's ZHVI typical value was $663,405 in September 2026, down 0.7% year over year and 9.3% below its August 2022 peak. Days on market diverge by period and method — Redfin's rolling figure ran about 90 days to pending, while Realtor.com showed a median of 52 days in May 2026 — and October 2026 listing data showed 20–24% of homes with a price drop in the past month.
That is a clear premium to the St. Johns County median sold of $490,000 (September 2026, Realtor.com). And Nocatee is two markets in one: 18 of its 44 villages are already built out, so those are resales only, while newer phases — Crosswater, Seabrook, Settler's Landing — still sell new construction.
The price floor here is the St. Johns County school district, ranked #1 in Florida. On top of that sit the resident-only Splash Water Park (4.8★, 121 reviews) and Spray Water Park, Town Center retail and dining, and master-plan upkeep funded through the Tolomato CDD. That amenity package is why Nocatee holds its premium even in a softening market.
The cautions are specific. The CDD is escrowed into the monthly payment and affects qualification — $2,500 a year is about $208 a month — and the HOA stacks on top, village by village. Price softness is real in newer phases: the Redfin median is down 7.1% year over year, and a fifth to a quarter of listings have taken price drops. Homeowners insurance runs an estimated $2,500–$5,000+ per year (a St. Johns County closing-guide range, not a Nocatee quote). One thing we will not quote: trail mileage. Sources conflict — 14, 15+, and 70+ miles — so no single figure belongs in print.
Nocatee sits in the St. Johns County school district — rated A and #1 in Florida by the Florida Department of Education in 2026, with a 97.1% graduation rate. By-school FL DOE A grades below are from the 2023-24 list. Villages zone differently, so verify zoning by exact address:
Sabal Crest Academy, the new K-8 that opened for 2026-27 (K-7 in its first year), has no rating yet — so none is shown until it does.
Nocatee Town Center is the daily-life hub: Publix Super Market at Nocatee Town Center (4.5★, 1,168 reviews, Birdeye aggregation of Google, October 2026 — other aggregator snapshots conflict) and Publix GreenWise Market at Nocatee Town Center (4.5★, 213 reviews) cover groceries, and South Kitchen & Spirits — Nocatee (4.2★, 32 reviews on Places; about 260 on OpenTable) is a local dining stop. Anejo Cocina Nocatee is also here — we name it, but its Google rating is not verified, so none is shown.
The amenity that defines weekends is the Nocatee Splash Water Park (4.8★, 121 reviews), resident-only, alongside the Spray Water Park. Between the water parks, the Town Center, and village pools and playgrounds, daily life here rarely requires leaving the master plan.
Two sources, shown side by side: AreaVibes puts Nocatee's index at 139 (39% above the U.S. average, housing +127.8%), while Realty.com puts ZIP 32081 at 116 (county 98). The difference is methodology and boundary, not a contradiction — Nocatee is expensive by any measure, and housing drives it.
The CDD is the most misunderstood cost in Nocatee. The Tolomato CDD (St. Johns portion; Split Pine covers the Duval portion) adopted FY2026 schedule runs $599–$2,499 per year. Worked examples: Greenleaf Village 40-ft lot about $1,824 per year total, 80-ft about $2,499 per year; some lots are O&M-only at $599 per year where the bond is retired. Wider secondary guides run to about $3,800 per year. There is NO single Nocatee CDD fee — quote it by address and verify at the Tolomato CDD parcel lookup. HOA varies by village (Austin Park about $61 per month; buyer guides cite $150–$350 per month) — again, no single figure. St. Johns County's total certified millage was 13.4686 in 2025 (all authorities); CDD assessments are non-ad valorem, a separate line on the tax bill. ZIP 32081 (Census Reporter, ACS 2020–2024): median household income $131,624, median age 41.7, per capita income $69,197, 2.8 persons per household, poverty 5.7%. The Nocatee CDP (Point2Homes, ACS 2019–2023) shows median household income $141,868, 93.7% white-collar / 6.3% blue-collar, 25.4% of residents under 15 and 21.0% over 65 — young families plus a large 55+ population in the Del Webb villages. Affluent, highly educated, family-heavy: 83.6% family households in the ZIP.
CrimeGrade (ZIP 32081, retrieved October 2026): overall A+, 99th percentile, 6.064 incidents per 1,000 residents, with the chance of being a victim ranging from 1 in 105 in the west to 1 in 221 in the east. We show the CrimeGrade figure named and dated; one aggregator (NextBurb, index 123 vs. 100) conflicts directly, and we do not blend the two.
NAS Jacksonville runs about 35–40 minutes via JTB and NS Mayport about 30–35 minutes via A1A (ESTIMATE, local guide — off-peak; rush hour runs longer, and baseline estimates run to 45–60 minutes for Mayport, so treat the range as the honest answer). There is a strong active-duty and veteran buyer presence in VA-loan and new-construction closings here — a market observation, not a statistic. The concrete in-community military marker is Nease High's NJROTC unit, 3rd in the nation at the 2026 Navy JROTC National Championship. Veteran share of ZIP 32081 is not verified, so no percentage is shown. Built from 2007 to the present in phases across 40+ named villages. Price and character bands (local guide, October 2026): Coastal Oaks (gated, semi-custom) $1.0M–$3M+ · Twenty Mile $550K–$1.4M · Crosswater $500K–$1.1M · Marketside (Town Center walkable) $450K–$850K · Austin Park $550K–$950K.
Nocatee has two distinct 55+ communities: Riverwood by Del Webb (the original gated 55+, just under 2,000 homes, 1,152–2,885 sq ft) and Del Webb Nocatee (from 2019, about 320+ homes, 1,488–3,361+ sq ft, 7-acre amenity center); plus Artisan Lakes 55+ in the Duval portion. The typical home is 2,403 sq ft on a 0.19-acre lot (Tophap); lots are sold by width (40–80 ft). New construction is active: Settler's Landing at Crosswater from the low $700s; Seabrook Village median about $815K–$820K (October 2026). Every village sits in the CDD framework plus a village or master HOA.

The Tolomato CDD's adopted FY2026 schedule runs $599–$2,499 per year. At the top of that schedule, $2,500 a year is about $208 a month, escrowed into your payment — and it affects qualification. The village HOA stacks on top. There is no single Nocatee CDD fee: Greenleaf Village runs about $1,824 per year total on a 40-ft lot and about $2,499 on an 80-ft lot, while some lots are O&M-only at $599 where the bond is retired. Quote it by address and verify at the Tolomato CDD parcel lookup.
Because they measure different things at different times. Homes.com put the median at $678,530 in June 2026; Redfin's median sale was $640,000 in November 2025, down 7.1% year over year at $291 per square foot; Zillow's ZHVI typical value was $663,405 in September 2026. All three describe the same premium market — well above the St. Johns County median sold of $490,000 — and all three agree newer phases are softening, with 20–24% of October 2026 listings showing a price drop in the past month.
Yes, by the state's own measure: the St. Johns County district is rated A and #1 in Florida by the Florida Department of Education in 2026, with a 97.1% graduation rate. But villages zone differently, so your address decides the school: Nease High (9/10) serves most of Nocatee, Ponte Vedra High (8/10) sits east of the Intracoastal and most Nocatee addresses are NOT zoned there, and Beachside High (8/10) covers western-edge and CR-210 addresses. Sabal Crest Academy, the new K-8, has no rating yet.
Both, depending on the village. Eighteen of Nocatee's 44 villages are already built out, so those are resales only. Newer phases — Crosswater, Seabrook, Settler's Landing — still sell new construction: Settler's Landing at Crosswater from the low $700s, and Seabrook Village at a median of about $815K–$820K in October 2026. New builds carry the newest systems and full warranties; resales in built-out villages often sit closer to the Town Center and the water parks. Price softness is real in newer phases, so negotiate accordingly.
They are two distinct 55+ communities, and listings sometimes blur them. Riverwood by Del Webb is the original gated 55+ community — just under 2,000 homes, 1,152–2,885 sq ft. Del Webb Nocatee, from 2019, is smaller — about 320+ homes, 1,488–3,361+ sq ft, with a 7-acre amenity center. There is also Artisan Lakes 55+ in the Duval portion. Same master plan, different villages, different HOAs — verify which one a listing actually sits in.
NAS Jacksonville runs about 35–40 minutes via JTB and NS Mayport about 30–35 minutes via A1A — ESTIMATE, off-peak, local guide. Rush hour runs longer, and baseline estimates run to 45–60 minutes for Mayport, so budget the range, not the best case. Nocatee works best for buyers who accept a longer commute in exchange for the schools and amenities; if a short Mayport drive is the priority, the Beaches side of town deserves a look too.
