Measure the money left after the obligations that matter
VA residual income is not the same as debt-to-income ratio. It measures the monthly income remaining for food, transportation, clothing, medical costs, and other household needs.
Debt ratio gives one view. Residual income tests what remains.
A borrower can have an acceptable debt ratio but insufficient residual income—or a higher debt ratio supported by strong residual income and a stronger overall file.
Debt-to-income ratio
DTI compares recurring monthly obligations with qualifying gross income. It indicates how much of the income is committed to debt, but it does not directly measure the household’s remaining dollars.
VA residual income
Residual income subtracts taxes, payroll deductions, housing expenses, debts, support obligations, and an estimated maintenance-and-utilities expense from monthly income.
Household and region matter
The guideline changes with family size, the property’s geographic region, and whether the VA loan amount is below $80,000 or at least $80,000.
The entire file still controls
Credit history, stable income, entitlement, occupancy, assets, property eligibility, appraisal, lender overlays, and automated underwriting results remain part of the decision.

What this calculator can—and cannot—tell you
What is VA residual income?
VA residual income is the estimated amount left each month after major obligations are paid. The calculation starts with verified gross monthly income and subtracts income taxes, Social Security and Medicare, continuing payroll deductions, the proposed housing payment, installment and revolving debts, support obligations, childcare or other required expenses, and an estimate for home maintenance and utilities.
The resulting number is compared with a regional VA guideline. The guideline is not an estimate of the mortgage payment you can afford. It is a minimum remaining-income benchmark used as part of the underwriting analysis.
How the VA region is determined
The property state determines the region. Connecticut, Maine, Massachusetts, New Hampshire, New Jersey, New York, Pennsylvania, Rhode Island, and Vermont are in the Northeast. The Midwest includes Illinois, Indiana, Iowa, Kansas, Michigan, Minnesota, Missouri, Nebraska, North Dakota, Ohio, South Dakota, and Wisconsin. The South includes Alabama, Arkansas, Delaware, the District of Columbia, Florida, Georgia, Kentucky, Louisiana, Maryland, Mississippi, North Carolina, Oklahoma, Puerto Rico, South Carolina, Tennessee, Texas, Virginia, and West Virginia. The remaining listed states are classified as West.
Why family size affects the requirement
The VA residual-income guideline is designed to account for household living expenses. A larger household generally requires more remaining income after the mortgage and other obligations are paid. Household members who depend on the borrower for support are typically counted, even when they are not borrowers on the loan.
What happens when the debt ratio exceeds 41%?
A 41% debt-to-income ratio is an important VA underwriting reference point, but it is not always an automatic denial threshold. Residual income, credit history, reserves, stable employment, payment history, and the Automated Underwriting System findings can materially affect the analysis. When the ratio is elevated, the underwriter may look more closely at the strength of the residual-income result and the complete risk profile.
Can non-taxable income improve VA buying power?
Eligible non-taxable income—such as certain military allowances or VA disability compensation—may receive adjusted treatment when calculating qualifying income. The exact gross-up percentage and eligibility depend on the income type, documentation, tax status, and lender requirements. This calculator asks for the actual monthly income and does not automatically gross it up, preventing the result from implying a treatment that has not been verified.
Why this is still only a preliminary estimate
A complete VA preapproval must establish eligibility, available entitlement, stable and reliable income, liabilities, credit, assets, occupancy, and the proposed property’s eligibility. Taxes, insurance, homeowner association dues, flood insurance, maintenance, childcare, support obligations, and undisclosed debts can change the result. A lender must also determine whether any military-facility reduction or compensating factor is appropriate.

What is VA residual income?
VA residual income is the money remaining each month after taxes, payroll deductions, debts, housing expenses, support obligations, and estimated maintenance and utilities are deducted from gross monthly income.
Does passing the residual income test mean I am approved?
No. Residual income is one underwriting component. Income stability, credit, debts, entitlement, occupancy, assets, appraisal, property eligibility, and lender requirements still apply.
Does VA have a hard 41% debt-to-income limit?
VA considers 41% an underwriting benchmark rather than a universal automatic-denial line. Higher ratios may require stronger residual income, compensating factors, or an acceptable automated underwriting decision.
How much residual income does a family of four need?
For a VA loan of at least $80,000, the table guideline is $1,025 in the Northeast, $1,003 in the Midwest or South, and $1,117 in the West. The actual requirement may be adjusted when an eligible military-facility reduction applies.
Does BAH count as income for a VA loan?
Basic Allowance for Housing may be considered when it is documented, expected to continue, and acceptable under VA and lender requirements. Use the separate Military BAH Calculator to identify the applicable rate.
Why does the calculator use square footage?
VA residual-income analysis includes an estimated maintenance-and-utilities expense. This calculator illustrates that expense at $0.14 per square foot per month. A lender may use the applicable calculation required for the file.
Can I use the calculator before I know the exact property?
Yes. Use a realistic estimated housing payment and home size for planning. The result should be recalculated once taxes, insurance, HOA dues, flood insurance, and square footage are known.
