The smallest of the three beach cities — a walkable First Street Town Center, quieter sand than Jacksonville Beach, and a classic Mayport-family hometown.
Check Your OptionsGet the Neptune Beach Buyer BriefNeptune Beach is an extreme small-sample market, so read the range, not a single month's number. The median sold figures run from about $685,000 (Q2 2026 NEFAR/Zillow/Redfin snapshot, Saltwater) to about $825,000 (32266 verified MLS through Sep 2026, EffectiveAgents), $881,176 (Homes.com, Jun 2026), and $955,000 median sold in Sep 2026 on just 14 sales (realty.com; typical range $781,500–$1,387,500). The trend is modestly cooling, −2.5% year over year (Saltwater, Q2 2026). Price per square foot runs from $390 (Saltwater) to $522 (realty.com, Sep 2026 sold). Homes average about 50–52 days on market, at a 96.8% sale-to-list ratio.
Inventory is the tightest of the Beaches: roughly 12–40 active listings (realty.com: 26 for sale, median list $1,147,500, Sep 2026). Well-priced east-of-3rd-Street cottages still draw multiple offers; $1.2M+ product needs patience.
What holds value in Neptune Beach: scarcity (just 2.8 square miles, fully built out), Town Center walkability shared with Atlantic Beach, a quieter beach than Jacksonville Beach, and a strong elementary school. What to underwrite before you offer:
Neptune Beach is served by Duval County Public Schools (district grade A). Neptune Beach addresses split between two middle school zones, so verify your zone by exact address.
Verify zoning by exact address on the Duval County Public Schools site. Florida DOE letter grades are not listed for these schools.
The cost of living index is 136 (HomeSnacks, U.S. = 100) — identical to Atlantic Beach under that methodology, and housing-driven. That is materially above Jacksonville overall (about 92–109 by source). The JEA and beach-insurance profile matches the other beach cities: an estimated average electric bill of about $112 per month (Kurby); flood insurance for most parcels east of Penman Road/3rd Street; wind premiums at the top of the metro range; and no municipal discount — price is address- and elevation-specific. Population about 7,000 (sources range 6,743–7,765). Median household income is approximately $106K (range $103,036 Homes.com to $119,294 HomeSnacks; realty.com/HJN $106,355). Median age is 43–44. About 62.2% are college graduates and 21.9% hold advanced degrees; about 20% are under 18 and about 21% are over 65; roughly 62–72% of homes are owner-occupied. Expect families and established professionals — healthcare, finance, military officers, and small-business owners — with a surfer and local feel and less nightlife than Jacksonville Beach.
FBI UCR 2024 data via HomeSnacks: total crime 1,301.7 per 100,000 residents — 38.6% below the U.S. average (2,119.2). Violent crime is 130.2 versus 359.0 nationally, and property crime is 1,171.5 versus 1,760 nationally.
Naval Station Mayport is about 7 miles away, roughly 15–25 minutes (ESTIMATE) via Atlantic Boulevard and Wonderwood Drive — Neptune Beach is a classic Mayport-family choice: close to the gate, yet far enough away to feel like a hometown. Military families are a longstanding, visible part of the school and Town Center community. Naval Air Station Jacksonville is about 35–45 minutes away (ESTIMATE) — commutable, but a real drive. Neptune Beach has a small municipal police department and a strong neighborhood-watch culture.

The median existing home is about 1,938 square feet, on small lots (roughly 50–75 feet wide). HOAs are minimal outside condos. New construction is teardown and infill only, and the tree ordinance defines the build envelope.

Because the sample is tiny. In September 2026, the $955,000 median sold figure rested on just 14 sales, with a typical range of $781,500–$1,387,500. One or two oceanfront closings can move the median by six figures, so read the labeled range — about $685,000 to $955,000 — rather than any single month.
Neptune Beach is the smaller, quieter sibling: the strongest small-town-center feel of the three beach cities, built around First Street and Jarboe Park, with a classic Mayport-family community. Atlantic Beach is slightly larger and closer to the Mayport gate. Compare both on our Atlantic Beach guide before you choose.
Neptune Beach Elementary rates 8/10, Fletcher High 5/10 (Niche A−). Middle school zoning splits by address: some Neptune Beach addresses zone to Fletcher Middle (5/10) and others to Mayport Middle (7/10). Verify your zone by exact address on the Duval County Public Schools site.
Most parcels east of Penman Road/3rd Street sit in flood zones, and a mortgage on a flood-zone property requires flood insurance. Get an elevation certificate early — elevation drives the premium, and there is no municipal discount.
Yes — about 7 miles, roughly 15–25 minutes (ESTIMATE) via Atlantic Boulevard and Wonderwood Drive. It is a classic Mayport-family choice: close to the gate, yet far enough away to feel like a hometown.
Cash made up 71.4% of September 2026 closings. Scarcity (2.8 square miles, fully built out) and a high share of second-home and move-up buyers mean financed buyers compete against cash at the top end — a fully underwritten pre-approval and clean terms matter more here than in most Jacksonville neighborhoods.
