The VA charges a one-time funding fee that keeps the program running for future veterans. It's not lender profit — it goes to the VA. Most borrowers roll it into the loan amount rather than paying cash at closing.

Example: a $400,000 first-use purchase with $0 down carries a 2.15% fee — $8,600 — which can be financed, making the total loan $408,600. With a 10%+ disability rating and an exemption, that fee is $0.

Full entitlement = no VA loan limit. If you've never used the benefit, or you paid off a prior VA loan and had entitlement restored, the VA will guarantee 25% of whatever loan a lender approves — with $0 down required regardless of price.
Partial (remaining) entitlement = county limit applies. If you have an active VA loan, or entitlement tied up in a property you still own, the 2026 baseline guaranty limit is $832,750 (the FHFA conforming limit; higher in high-cost counties). You can still buy above your remaining entitlement — you generally cover 25% of the difference as a down payment.
