BAH Buying Power

Your BAH is a monthly housing budget — this turns it into a price at YOUR rate. Pick your grade, and the 2026 Jacksonville allowance fills in automatically.

Instead of guessing what you can afford, start from the money you actually receive. This tool takes your Basic Allowance for Housing, adds any other monthly income you want to count, and solves for the home price whose payment — principal, interest, taxes and insurance — matches your budget.

How this calculator works — revised November 2026: the widget solves the price by iteration so that principal & interest + taxes + insurance equals your monthly budget. Estimates only — not a qualification or a rate quote.

2026 Jacksonville MHA BAH table

These are the 2026 Jacksonville Military Housing Area rates used by the calculator. Your exact BAH depends on your pay grade and whether you have dependents — the widget fills it in for you.

How this differs from the BAH Breakdown tool: the Military BAH Calculator breaks your allowance down and shows what it covers; this tool goes one step further and turns that monthly budget into a home price at your rate, taxes and insurance included.

Frequently asked questions

Is my whole BAH the right budget?

It is a starting point. Many buyers spend less than their full BAH to leave room for utilities, maintenance and savings — the budget field is editable for exactly that reason.

Why does the rate change the price so much?

At a fixed monthly budget, a higher rate means more of each payment goes to interest, so the price you can carry falls. That is why the tool asks for a rate from a quote you have received.

Does this include VA funding fee or closing costs?

No — this solves for price from the monthly payment only. Closing costs and any funding fee are separate, and Douglas will walk through them with your estimate.

What if I have other income or a spouse's BAH?

Add it in the other-income field and the budget updates automatically. Dual-military couples should also read the dual military page for how two allowances work together.

Can I afford more with a down payment?

Yes — a down payment lowers the loan amount, so the same budget carries a higher price. Enter it in the down payment field to see the effect.

Is this a qualification?

No. This is an estimate for planning only. Qualification depends on credit, income, debts, property and underwriting — Douglas confirms it on review.
