JACKSONVILLE, FL · HOME EQUITY
A HELOC lets you borrow against the equity in your home as a revolving line of credit. The one thing that matters most: during the draw period you may pay interest only, then in the repayment period your payments jump because you start repaying principal too.
Free Rate CheckCall (904) 517-4049A HELOC has two phases. In the draw period, often 10 years, you can draw, repay, and draw again up to your limit, and your minimum payment is often interest only. In the repayment period, often 15 to 20 years, you can no longer draw, and you repay the balance with principal and interest.
Most HELOCs have a variable rate. That means your rate, and your payment, can move up or down with the market even if your balance does not change. Read the lender’s terms carefully before you draw, and plan for a higher payment later, not just the payment you see at first.

A HELOC is secured by your home. Borrow only what you have a clear plan to repay.

Revolving line. Draw as needed, repay, and draw again during the draw period. Variable rate. Flexible, but payments can rise.
One lump sum with a fixed payment, usually over a set term. Predictable, but you receive all the money at once, even if you need it in stages.
Replaces your first mortgage with a larger one and gives you the difference in cash. It can make sense if the new first-mortgage rate and terms beat your current loan — see the Refinance Break-Even Calculator.
EXAMPLE: Interest-only $333.33 on $50,000 at 8% becomes $477.83 amortizing over 15 years — a $144.50 jump — and more if the variable rate has risen.
That jump is not a surprise fee. It is principal joining the payment. Before you draw, check whether your budget still works at the fully amortizing payment, not only at the interest-only payment.

Run the analyzer at a higher rate, too, so a variable-rate rise does not catch you off guard.

The period, often 10 years, when you can draw from the line and your minimum payment may be interest only.
You can no longer draw, and you repay the balance over a set term, usually 15 to 20 years, with principal and interest.
Most HELOCs are variable, so the rate and payment can change. Check the index, margin, caps, and any fixed-rate options in your terms.
It depends on your home value, existing mortgage and lien balances, and the lender’s combined loan-to-value limit. This analyzer shows 80% and 85% combined loan-to-value lines.
No. It is usually a second lien behind your first mortgage. Your first mortgage stays in place.
Yes, during the draw period, up to your limit and subject to your terms. In repayment, you repay without re-drawing.
How this calculator works — revised November 2026. Equity = home value minus mortgage and other lien balances. Maximum line at a given combined loan-to-value (CLTV) = (CLTV × home value) minus mortgage and other lien balances, floored at $0. Interest-only payment = draw × rate ÷ 12. Fully amortizing payment uses the standard formula: draw × monthly rate ÷ (1 − (1 + monthly rate)−months). Results are estimates only and do not include fees, draws, rate changes, taxes, or insurance.
