Ameris Bank — with a Jacksonville mortgage office and a new downtown branch — does not advertise its mortgage interest rates online. Its pages describe VA, FHA and USDA terms and run calculators stamped "rates updated," but no rate, APR or points figure is published for any product. The Freeman Douglas column publishes priced 30-year fixed VA, FHA and conventional rates with dates and assumptions, at 0 points.
A veteran doesn't win because a bank put a flag in an ad. A veteran wins when somebody puts the bank's rate, points, APR and lender fees on one side of the page and the same loan — priced across the market — on the other, before anything gets signed. Every dollar a veteran doesn't hand over in points and fees is a dollar that stays with their family. Publishing this comparison, on the record, every day, is how we truly help our military community: not with a slogan — with the numbers.
A first-time buyer doesn't win because an ad said "3.5% down." A first-time buyer wins when somebody shows them the whole cost — rate, APR, points, mortgage insurance and lender fees — next to the same FHA loan priced across the market, before they sign. That's how we truly help our first-time homebuyer community: not with a headline — with the numbers, where everyone can check them.
Ameris's first-time buyer program: up to 100% financing, no PMI, a minimum $500 borrower contribution, and gift funds allowed.
Same program, or the same outcome, here: Zero-down and low-down first-time outcomes are standard shelf products here — Florida Housing assistance, FHA, and low-down conventional — compared on one page with the rates Ameris doesn't publish.
A forgivable second mortgage (forgiven after five years) for first-time buyers — but it must pair with a HomeReady or Home Possible first mortgage originated through Ameris retail, with homebuyer education and a $500 contribution. (Ameris's own materials and local listings state different grant amounts; we do not print a dollar figure we cannot pin to one source.)
Same program, or the same outcome, here: HomeReady and Home Possible are Fannie Mae and Freddie Mac programs — any approved lender originates them, including Freeman Douglas, where the assistance options are compared instead of bundled behind one bank's retail counter.
Up to $10,000 in down payment assistance for law enforcement, firefighters, healthcare workers and educators, with a $1,000 minimum contribution.
Same program, or the same outcome, here: Hero-occupation assistance also runs through Florida's own Hometown Heroes program and Florida Housing — the same buyers get every door priced, not just the bank's.
Up to 100% financing with no PMI for physicians, osteopaths, PAs, dentists, pharmacists, veterinarians, chiropractors, podiatrists and optometrists, including residents and fellows.
Same program, or the same outcome, here: Physician lending is a standard wholesale program family — same no-PMI, low-down structures, priced across lenders.
Same program. Same guidelines. Way cheaper — because one bank gives you their price for it, and we price it across the market. Today's matched comparison is in the cards above.
Bank figures are taken from Ameris's own published rate pages and disclosures, captured with the date shown and linked below. Freeman Douglas figures are that day's priced scenario: $450,000 loan, 30-year fixed, primary residence, single-family, borrower-paid compensation, 0 points; down payments VA 0%, FHA 3.5%, conventional 5%. Payments are principal & interest only, recalculated from the amortization formula, never copied from an advertisement. Discount points are never lumped in with origination charges; each cost keeps its own label. Rates change daily — when this page's figures roll forward, the date above rolls with them.
Ameris does not publish one — no rate or APR appears on its mortgage pages as of November 1, 2026. Its product terms are public (VA up to 100% financing with no monthly mortgage insurance; FHA from 3.5% down with seller contributions up to 6% of the price); its prices are not.
Yes — a dedicated mortgage office on Deerwood Park Boulevard, a downtown branch opened in 2025, and hundreds of local employees. Local presence, unpublished prices.
