Pinnacle Bank publishes no mortgage rates, APRs or examples anywhere on its website — its mortgage content is educational articles, and the one number in them (a hypothetical 6.5% illustration) is labeled by Pinnacle itself as an example, not an offer. This is relationship banking in its purest form: a named advisor, a local office, and no public price. The Freeman Douglas column publishes its priced 30-year fixed rates, APRs and payments, dated, at 0 points — a number anyone can check before the first phone call.
A veteran doesn't win because a bank put a flag in an ad. A veteran wins when somebody puts the bank's rate, points, APR and lender fees on one side of the page and the same loan — priced across the market — on the other, before anything gets signed. Every dollar a veteran doesn't hand over in points and fees is a dollar that stays with their family. Publishing this comparison, on the record, every day, is how we truly help our military community: not with a slogan — with the numbers.
A first-time buyer doesn't win because an ad said "3.5% down." A first-time buyer wins when somebody shows them the whole cost — rate, APR, points, mortgage insurance and lender fees — next to the same FHA loan priced across the market, before they sign. That's how we truly help our first-time homebuyer community: not with a headline — with the numbers, where everyone can check them.
Pinnacle — the Tennessee-chartered bank owned by Pinnacle Financial Partners, not the unrelated Pinnacle Banks in other states — staffs a Jacksonville mortgage advisor and offices in Riverside and Ponte Vedra, but publishes no named consumer mortgage program, no grant, and no rate. What you would pay is knowable only after you are inside the relationship.
Same program, or the same outcome, here: Freeman Douglas runs the opposite model on purpose: the price is published first (this page, dated), and the relationship is built on whether the numbers hold up.
Same program. Same guidelines. Way cheaper — because one bank gives you their price for it, and we price it across the market. Today's matched comparison is in the cards above.
Bank figures are taken from Pinnacle's own published rate pages and disclosures, captured with the date shown and linked below. Freeman Douglas figures are that day's priced scenario: $450,000 loan, 30-year fixed, primary residence, single-family, borrower-paid compensation, 0 points; down payments VA 0%, FHA 3.5%, conventional 5%. Payments are principal & interest only, recalculated from the amortization formula, never copied from an advertisement. Discount points are never lumped in with origination charges; each cost keeps its own label. Rates change daily — when this page's figures roll forward, the date above rolls with them.
Pinnacle does not publish any, as of November 1, 2026 — no rate page, no examples, no APRs on pnfp.com. Any Pinnacle figure you find on aggregator sites belongs to other, unrelated institutions with the same name.
It staffs mortgage advisors in Jacksonville and Ponte Vedra and offers mortgage products through its bankers — it simply does not publish pricing for them.
