VyStar publishes no 30-year fixed rate or APR for VA, FHA or conventional loans on its website — there is no VyStar number above to subtract from, and that is the point of this page. A rate you cannot see is a rate you cannot compare. The Freeman Douglas column publishes its priced rates, APRs and payments, dated, at 0 points. When you have a VyStar Loan Estimate in hand, send it over and it goes on this page's math, line by line.
A veteran doesn't win because a bank put a flag in an ad. A veteran wins when somebody puts the bank's rate, points, APR and lender fees on one side of the page and the same loan — priced across the market — on the other, before anything gets signed. Every dollar a veteran doesn't hand over in points and fees is a dollar that stays with their family. Publishing this comparison, on the record, every day, is how we truly help our military community: not with a slogan — with the numbers.
A first-time buyer doesn't win because an ad said "3.5% down." A first-time buyer wins when somebody shows them the whole cost — rate, APR, points, mortgage insurance and lender fees — next to the same FHA loan priced across the market, before they sign. That's how we truly help our first-time homebuyer community: not with a headline — with the numbers, where everyone can check them.
VyStar's program for first-time homebuyers in Florida and Georgia who work in health care, education or public safety: $0 down payment, financing up to $1.2 million, and 'no PMI' — whose own footnote says private mortgage insurance will be paid by the lender, a cost that lives somewhere in the deal. The program's published $1.2 million example is a 30-year adjustable-rate mortgage at a 780 credit score (6.125% / 6.278% APR, payment shown for the first 84 months, terms dated August 29, 2025). Eligibility also requires VyStar membership and a listed hero occupation.
Same program, or the same outcome, here: The outcome — a hero buying with little or nothing down — is delivered here through the programs that actually own it: the VA loan for veterans (0% down, no PMI, fixed rate), Florida's Hometown Heroes and Florida Housing assistance for eligible first-time buyers, and FHA or low-down-payment conventional loans priced across the market. Same outcome, fixed rate, no occupation list required to get a price in writing.
VyStar's branding on a VA purchase loan: 0% down and no private mortgage insurance. Those two features are the VA loan's own statutory rules — every VA lender in America offers them, because the Department of Veterans Affairs sets them, not VyStar. VyStar has also advertised closing-cost help and rate-discount add-ons with this program; its current terms are on its page, linked below.
Same program, or the same outcome, here: The VA loan is the VA's program. VyStar is one door into it; Freeman Douglas is another — same VA loan, same eligibility, same 0% down, priced across the wholesale market on a 30-year fixed instead of at one credit union's counter.
Not a loan at all: Dream2Own is a financial-readiness app built on TransUnion and FinLocker — credit monitoring, budgeting and mortgage-prep tools that keep a future borrower inside VyStar's pipeline while they get ready. Useful tool; it is not a mortgage product and it does not price anything.
Same program, or the same outcome, here: Getting mortgage-ready here is a conversation and a written plan — your numbers run up front, before any application, with the same candor this page applies to rates.
Same program. Same guidelines. Way cheaper — because one bank gives you their price for it, and we price it across the market. Today's matched comparison is in the cards above.
Bank figures are taken from VyStar's own published rate pages and disclosures, captured with the date shown and linked below. Freeman Douglas figures are that day's priced scenario: $450,000 loan, 30-year fixed, primary residence, single-family, borrower-paid compensation, 0 points; down payments VA 0%, FHA 3.5%, conventional 5%. Payments are principal & interest only, recalculated from the amortization formula, never copied from an advertisement. Discount points are never lumped in with origination charges; each cost keeps its own label. Rates change daily — when this page's figures roll forward, the date above rolls with them.
Not for purchase loans on its website, as of November 1, 2026. VyStar's mortgage pages invite you to apply or call for a rate. The Freeman Douglas column on this page publishes priced VA, FHA and conventional rates with dates and assumptions.
The program's own published example is a 30-year adjustable-rate mortgage, not a fixed rate — see the program section above for its terms. Every comparison on this page is 30-year fixed.
It is a VA loan with VyStar branding and add-ons. The VA loan itself — 0% down, no PMI — is a federal program available through any VA-approved lender, including Freeman Douglas.
Yes — VyStar mortgages are for members, and membership has its own eligibility rules (live or work in its Florida/Georgia counties, or military affiliation). Freeman Douglas has no membership requirement.
Yes. A pre-approval is not a contract. Get the second price in writing before you lock — and if you paid for an appraisal, ask about transferring it.
