Who is exempt from the funding fee?

You will not have to pay the funding fee if any of these apply, according to VA.gov:

  • You are receiving VA compensation for a service-connected disability.
  • You are eligible for VA compensation but are receiving retirement or active-duty pay instead.
  • You are a surviving spouse receiving Dependency and Indemnity Compensation (DIC).
  • You are a service member with a proposed or memorandum rating, issued before closing, showing eligibility from a pre-discharge claim.
  • You are an active-duty service member who received a Purple Heart, with evidence on or before closing.

If you are later awarded VA compensation retroactive to before your closing, you may be able to get a refund of the fee you paid.

Why does the funding fee exist?

The fee is a one-time payment that helps lower the cost of the VA loan program for U.S. taxpayers, since the program requires no down payment and no monthly mortgage insurance. It is calculated as a percentage of the loan amount — not the purchase price — and it can be financed into the loan or paid at closing. Financing it means no extra cash is needed at closing for the fee itself, but it does increase the loan balance.

Cash-out refinancing note

For a VA cash-out refinance, the funding fee is 2.15% for first use and 3.30% after first use, and it does not change based on down payment. This calculator covers purchase loans; ask Douglas to run cash-out numbers with you before you decide.

How this works

These figures are estimates for planning only, based on the VA.gov purchase-loan schedule above. Your actual funding fee depends on your VA loan history, down payment, exemption status and final loan amount, and is confirmed by your lender and the VA at underwriting. Frequently asked questions

What is the VA funding fee?

It is a one-time charge on most VA-backed loans, set as a percentage of the loan amount. Most buyers finance it into the loan rather than paying it in cash at closing.

Who is exempt from the VA funding fee?

Veterans receiving VA compensation for a service-connected disability are exempt, as are eligible surviving spouses receiving DIC, veterans eligible for compensation who receive retirement or active-duty pay instead, service members with a qualifying pre-discharge rating, and active-duty Purple Heart recipients. See VA.gov for the full list.

Can I finance the funding fee into my loan?

Yes. Most buyers add the fee to the loan balance, which raises the loan amount but avoids extra cash due at closing for the fee itself.

Does the funding fee change if I have used my VA benefit before?

Yes, at lower down payments. With less than 5% down, the fee is 2.15% for first use and 3.30% for subsequent use. At 5% or more down, first and subsequent use are the same: 1.50% at 5–9.99% down and 1.25% at 10% or more down.

What is the funding fee for a VA cash-out refinance?

For cash-out refinancing, the fee is 2.15% for first use and 3.30% after first use, and it does not change based on down payment.

Can I get a refund of the funding fee?

Possibly. If you are later awarded VA compensation retroactive to before your closing date, you may be eligible for a refund. Contact the VA or Douglas to review your situation.
