Areas near the Mayport gate
Atlantic Beach
Small-town beach community just south of the base. Quiet streets, a walkable town center and some of the shortest drives to the Mayport gate.
Neptune Beach
Between Atlantic Beach and Jacksonville Beach — residential, relaxed and close to the gate, with beach access and a neighborhood feel.
Jacksonville Beach
The busiest of the beach towns, with the pier, restaurants and more condos and townhomes. A good fit if you want walkable beach life and don't mind more traffic.
Intracoastal / Southside
West of the waterway, with larger subdivisions, newer builds and often more house for the money — traded against a longer drive to the gate across the Intracoastal bridges.
On-base housing — an honest note
On-base housing at Mayport exists, but long waits are normal — plan on a wait rather than an immediate move-in, and keep a local backup plan. Atlantic Beach and Neptune Beach are the closest beach communities to the gate, followed by Jacksonville Beach. The Intracoastal and Southside areas are further west and trade a longer drive for larger, newer homes.
Is my BAH the same as at NAS Jacksonville?
Yes — both bases sit in the Jacksonville Military Housing Area, so the BAH table above applies at Mayport too. What changes is what that allowance buys in each beach town.
Should I worry about flood insurance at the beach?
Yes — check the FEMA flood map for any beach-area address. Flood zone and elevation drive premiums, so price that in before you fall for a beach house.
