The IRRRL — Interest Rate Reduction Refinance Loan — is the VA's streamline refinance: VA loan to VA loan, no cash out, and far less paperwork than a full refinance. Its funding fee is 0.50%.
An IRRRL refinances an existing VA loan into a new VA loan. Because the VA already guarantees the loan, the process skips much of the usual refinance work: typically no appraisal and no income or credit underwriting package. The loan must produce a net tangible benefit — usually a lower rate or a lower payment — and the new loan generally cannot exceed the old loan's balance plus the funding fee and allowable closing costs.

Every IRRRL carries a VA funding fee of 0.50% of the loan amount. On a $300,000 loan that is $1,500 — and it is usually financed into the new loan, so it does not have to come out of pocket at closing. Veterans with a service-connected disability exemption may not owe the fee at all; Douglas will check your exemption status before quoting anything.
Because the IRRRL is streamlined, the document list is short: your current mortgage statement, your VA loan information, and a photo ID. Douglas will confirm the net tangible benefit, check your funding-fee exemption status, and show you the new payment and the break-even point — how many months of savings it takes to recover the closing costs — before you commit to anything.
Run the numbers on your refinance — new payment, savings, and break-even.

Typically no. The streamline process usually skips the appraisal, which is one reason IRRRLs close faster than full refinances. Your lender will confirm whether your case qualifies for the no-appraisal route.
No. An IRRRL is strictly a rate-and-term refinance — VA loan to VA loan, with no cash back at closing. If you want cash out, you need a VA cash-out refinance instead, which is a full underwrite.
0.50% of the loan amount — $1,500 on a $300,000 loan. It is usually financed into the new loan, and veterans with a service-connected disability exemption may not owe it at all.
The funding fee is commonly financed. Closing costs may be financed only up to the limits the VA allows — the new loan generally cannot exceed the old balance plus the fee and allowable costs. Douglas will show you the exact structure before you commit.
The loan must produce a net tangible benefit — usually a lower rate or lower payment. Moving from an adjustable rate to a fixed rate can qualify even if the payment does not fall, because the fixed rate removes future adjustment risk.
The VA requires at least 210 days since your first payment date on the current loan and at least six monthly payments made. If your loan is newer than that, Douglas will tell you the earliest date you qualify.
